375 N. Wiget Lane Property Available, First Time in 25 Years
Commercial real estate firm Jones Lang LaSalle (JLL) represents PG&E and its properties nationwide, including the two-story, 44,000-SF property at 375 N. Wiget Lane in Shadelands, which was the longtime home to 200 employees. PG&E moved out three years ago leaving the property vacant until now. JLL recently negotiated the purchase of the building with a buyer who owns a national operation of gas stations. The new owner plans to move into approximately 10,000 square feet upstairs, leaving approximately 32,000 square feet available for lease and occupancy. This is the first time in 25 years that this property has been available for third party leasing.
Bob Vance, Senior Vice President, and Tom Whitelock, Vice President, with JLL, are representing 375 N. Wiget Lane for lease as the listing broker.
“We’re thinking medical and healthcare on the first floor, which would fit right into the neighborhood, with Kaiser Permanente Park Shadelands right next door and in the middle of a growing medical community. With tenant improvements and redesigns, there are great opportunities for complementary medical services, or something completely different from the other neighboring medical services,” said Vance. “And we’re looking at office and administrative space on the second floor, with redesigns to meet specific company needs and culture.”
A common area one-hour rated corridor runs down the center of the building on both the first and second floors, creating the opportunity for all sizes of tenants to share the building. The property has a dedicated parking lot with ample parking on site, as well as street parking for both office and medical tenants.
“I’ve known this area for many years, and I know The Orchards has changed this market completely. Things are happening here like never before. The free BART shuttle along with free on-site and street parking make getting here and staying here easy,” said Vance.
“You can really feel a sense of community at Shadelands. I feel good walking around, getting lunch at the shopping center, and getting a beer up the street at Calicraft after work. It’s very park-like. Working parents can feel good dropping their young kids off at one of the preschools, or taking their older kids to the hoop court or swimming pool or gymnastics at the SportsMall across the street. These are amenities of a friendly, walkable, easy to get around business community not offered elsewhere in Walnut Creek.”
